Steps to Start

Phase 1 - Pre-Construction

These items need to be completed before construction.  Our team can handle any or all of these with our Pre-Construction Services Agreement.  See below for details. 

  •  Surveys
    • You will need a boundary, legal/building/easement bounds, topography, and tree survey so the architect can draw your plan accordingly and so we can get accurate bids from the subcontractors.  
  • Geotech report
    • Drilling company will drill a few test holes on your property to take samples and analyze the soil.  This report is then used by the engineer to design your new foundation.  This can take 30 days to complete. 
  • Plans
    • Finalize plans with the architect.  This includes the site plan, floorplan with dimensions, window/door sizes, ceiling heights, etc., roof plan, electric plan, and all elevations.  If they have any sections and/or interior elevations that helps too.
  • Ballpark Estimate
    • We will create an estimated price using a high and low range.  Our team can create this estimate in about 1 week. 
  • Engineering
    • Send plans and geotech report to engineer for foundation and structural plans.  This can take 30 days to complete and it is now required with City of Austin permit applications. 
  • Demolition Permit
    • If you need a demolition permit, you can apply for this during pre-construction.  This can take 45+ days to complete and is required for City of Austin permit application.

 

Phase 2 - Pricing and Preparation – These items can be completed once we have plans and engineering.

  • Specifications
    • We will create detailed specifications you want to include in your bid.  We will send plans, engineering, and specs out to bid immediately after this meeting. Your fixed cost bid will be ready to review 30 days after our meeting. 
  • Permitting
    • While we are waiting on the bids to come in, we need to start permitting.  This can take 90+ days to get approved with the City of Austin.   We can also help with county and septic permitting.  
  • HOA Approval
    • While we are waiting on the bids to come in, we need to start the approval process with the neighborhood HOA.
  • Interior design
    • While we are waiting on the bids to come in you can start making selections to include in your bid.  You can start with appliances and plumbing fixtures in one appointment. 
  • Lending
    • If you are getting a loan this is the time to visit with you banker and make sure they have everything they need from you. To close the loan, they will also need plans, the bid, and the contract once we finalize these docs. 

 

Phase 3 – Finalize Bid, Contract, Permit and Loan

  •  Finalize Bid
    • We will review and finalize the bid/specifications and the final fixed cost price.  This is the document we will use to construct your home.  No detail is too small.  
  • Construction Agreement
    • Once the bid is finalized we will sign the Construction Agreement with the fixed cost price included.  This document along with the plans and bid will be sent to your lender so we can close the loan.  
  • Permit
    • Confirm final municipal permits and required deposits are made.  
  • HOA 
    • Confirm final HOA approvals.
  • Loan
    • Most of our customers will close their loan within 30 days of finalizing the bid, plans, and contract.
